A water-intrusion investigation may instead emphasize moisture distribution, weather exposure, flashing, penetrations, and controlled testing. Methods are not used simply because they are available; they are chosen when they can answer the assignment question without unnecessary disturbance.
Analysis and Report Method
The report distinguishes observations, measurements, information provided by others, and professional interpretation. It explains the source or failure mode most consistent with the available evidence, discusses reasonable alternatives when they remain possible, and records material limitations such as inaccessible assemblies, altered conditions, completed repairs, intermittent symptoms, or testing that could not be performed.
Important Limitations
A cause-and-origin report is technical documentation, not a coverage opinion, legal conclusion, repair estimate, engineering design, or guarantee of claim payment. The insurer interprets the policy and makes the coverage decision. When concealed conditions, structural questions, code issues, microbial growth, or specialized repair design fall outside the assignment, evaluation by the appropriate licensed or qualified professional may still be required.
