COLORADO SEWER ODOR DIAGNOSTICS

Sewer & Plumbing Smoke Testing in Colorado

Persistent sewer odor usually means air is escaping through an opening, failed seal, damaged drain component, or venting defect. Controlled smoke testing makes that pathway visible—without opening walls simply to search.

When smoke testing makes sense

  • Sewer odor returns after traps are filled
  • Odor follows remodeling or plumbing work
  • Smell appears in a crawlspace, attic, or wall
  • Multiple fixtures share the same odor problem
  • Visual inspection has not found the opening

WHY THE SOURCE IS HARD TO SEE

Sewer odor can travel far from the defect

Air follows pressure differences and open pathways. A failed toilet seal in one room, an uncapped line in a wall, or a separated vent in an attic may produce odor somewhere else. Smoke testing investigates the drainage and vent system as a connected network instead of guessing from the location of the smell.

Before testing, we review when the odor occurs, recent work, fixture use, trap conditions, cleanout access, and the parts of the system that can be isolated.

Failed fixture seals

Toilet wax rings, loose seals, or fixture connections can release sewer gas without a visible water leak.

Drain and vent defects

Cracked fittings, separated joints, and damaged vent piping can create hidden odor pathways.

Abandoned openings

Uncapped drains, old cleanouts, or improperly terminated piping may remain concealed after renovations.

Dry or bypassed traps

Unused fixtures, floor drains, and improperly configured traps can leave the drainage system open to the building.

THE INVESTIGATION

How controlled plumbing smoke testing works

We use non-toxic test smoke under controlled, low pressure. The objective is to reveal openings that could allow sewer gas to move from the sanitary system into occupied space.

01

Review & isolate

We review the odor history, identify access points, fill or protect traps, and isolate the appropriate section.

02

Introduce test smoke

Smoke is introduced through a suitable cleanout, drain, or vent connection at controlled pressure.

03

Trace the pathway

The technician observes fixtures, walls, ceilings, crawlspaces, roof vents, and accessible piping for escaping smoke.

04

Document findings

Visible escape points are photographed or described so the appropriate plumber or contractor can plan repair.

What the test can—and cannot—tell you

Smoke testing is effective for:

  • Openings between drainage or vent piping and the building
  • Failed fixture seals and accessible cleanout problems
  • Separated or cracked drain and vent components that pass air
  • Testing whether a suspected sewer-odor pathway communicates with the sanitary system

It does not replace every other diagnostic. A sewer camera evaluates the inside of accessible piping. Moisture testing addresses water. Smoke testing specifically reveals air pathways, and some isolated or blocked sections may require additional access or a separate test.

Typical residential investment

$500–$800

Most residential smoke tests fall within this range. Final pricing depends on property size, access, number of fixtures, cleanouts, roof-vent access, system complexity, and the conditions required to reproduce the odor.

Commercial, multifamily, and complex investigations are scoped individually.

COMMON QUESTIONS

Sewer smoke testing FAQ

Professional test smoke is manufactured for diagnostic use and is introduced at controlled pressure. We prepare traps and access points before testing and explain any occupancy or ventilation steps appropriate for the property.
The test is non-invasive and uses low pressure. It does not require opening walls or floors simply to search. If an existing defect passes air, visible smoke may appear at that opening.
A camera shows the interior of accessible pipe, but it may not reveal a failed fixture seal, loose cap, separated vent connection, or an opening outside the camera’s view. Camera inspection and smoke testing answer different questions and may be used together.
Our focus is independent diagnostics. We document the likely defect or pathway so you can choose the qualified plumber or contractor you want for repair.
We provide residential and commercial plumbing smoke testing throughout the Denver metro area, Colorado Springs, Pueblo, northern Colorado, and many surrounding Colorado communities. Availability depends on project scope and travel.
